APPLICATION FOR SECONDARY REALTOR® MEMBERSHIP

in the

Greater Idaho Falls Association of REALTORS®


I hereby apply for REALTOR® Membership in the Greater Idaho Falls Association of REALTORS® (“GIFAR” or “the Association”).


Application Fees and Dues: Enclosed is payment for my annual membership dues payable directly to the Greater Idaho Falls Association of REALTORS®.

Qualifications for Membership. I understand that membership brings certain privileges and obligations that require compliance, including the following:

I will attend orientation within 30 days of the Greater Idaho Falls Association of REALTORS® confirming my membership. Failure to meet this requirement may result in having my membership terminated.


Orientation

All new members are required to attend the next scheduled New Member Orientation. Failure to attend without an excused absence (by the CEO) will result in a $250.00 fine. If the fine is not paid within 30 days of the class date, Association membership and all services including MLS will be suspended and remain suspended until the fine is paid. Failure to attend the second scheduled class without an excused absence will result in an additional $500 fine, due and payable immediately. If the fine is not paid within 30 days of the class date, membership and all services including the MLS will be suspended and will remain suspended until the fine is paid and the member attends the next orientation. Failure to attend two orientation courses without an excused absence will result in suspension from the Association and the MLS as well as the fines.


Those applicants who have held previous membership in this Association or any other Association of REALTORS® within one year from date of application will be exempt from attending the Orientation class.

  • Membership in the Greater Idaho Falls Association of REALTORS® necessarily means that I am also a member of the Idaho Association of REALTORS® (“IAR or “IR”) and the National Association of REALTORS® (“NAR”) and I agree to abide by the Code of Ethics of the National Association of REALTORS®, which includes the duty to arbitrate and / or mediate, as well as the Constitution, Bylaws and Rules and Regulations of the Greater Idaho Falls Association of REALTORS®, the Idaho Association of REALTORS® and the National Association of REALTORS®. Further, if required, I agree to satisfactorily complete the periodic Code of Ethics training and a reasonable and non-discriminatory written examination on such Code, Constitutions, Bylaws and Rules and Regulations.
  • I acknowledge that as a member of the Greater Idaho Falls Association of REALTORS®, I will be licensed to use the REALTOR® trademarks to indicate such membership, and I agree to abide by the rules governing use of those trademarks. I understand that REALTOR® is a federally registered trademark of the National Association of REALTORS® and use of this designation is subject to rules promulgated by the National Association of REALTORS®. Upon termination of my membership in the Greater Idaho Falls Association of REALTORS® for any reason, my license to use the term REALTOR® is automatically revoked and I will immediately discontinue use of the term REALTOR® and all REALTOR® trademarks.
  • Membership is final only upon approval by the Board of Directors and may be revoked should completion of any membership requirement, such as orientation, not be completed within the timeframe established in the Association’s bylaws.

NOTE: The duty to submit to an ethics complaint continues in effect even after membership lapses or is terminated. Any ensuing discipline will be held in abeyance until such time as the respondent rejoins an Association of REALTORS® (see Code of Ethics and Arbitration Manual, Section 20(e)). The duty to submit to arbitration continues in effect even after membership lapses or is terminated, provided the dispute arose while the former member was a REALTOR®.

As a NEW Primary REALTOR®  Member your dues are prorated as of the month that you  join.  These dues include dues to the National Association of REALTORS® , the Idaho REALTORS® , as well as dues to the Greater Idaho Falls Association of REALTORS® .

The Designated REALTOR®  is the one resposible for all of the Licensees (REALTOR®  or not) and will be assessed for non-Members affiliated in his or her office.  Each office typically only has one Designated REALTOR® .

A Secondary Member is one who has Primary Membership with another Association.  If the Member is Active in another state and joins a local Idaho Association then that Local Association must collect the Idaho Dues and thus the Member would be considered a Secondary Member.

The Primary Affiliate Membership is for the Office and includes one Primary Member who is responsible for all other Affiliate Members within that office.

A local Only Member is one who is an Active Member in Idaho and already pays state dues to another Association in Idaho.  Thus does not qualify as a Secondary Member but wants to join our Association and would be only paying us local dues.

The Seconday Affiliate Membership is for Additional Members within an Active / Current Primary Affiliate Office that also want the benefits of Affiliate Membership.

This Membership type is classified for Non-Members.

GIFAR has used this status for People that WERE Members of some category but are no longer an Active Member.

NAR uses this class of Membership for those who are Non-Members of NAR, but who are affiliated with a Member Office and the Designated REALTOR® is responsible for Non-Member Assessments.

This Membership type keeps track of an OFFICE and if it is ACTIVE or not.
